Colliers Project Management was tasked with representing the owner in all phases of the project management process for this 2-building speculative warehouse development on an undeveloped site just north of Columbus, Ohio.

Hurdles:
•Originally the project team determined it would be most economical and efficient to construct Building #1 and Building #2 consecutively and both were budgeted, scheduled, and permitted as such. But a slowdown in the economy due to the COVID-19 pandemic forced ownership to reconsider their strategy and put a hold on constructing the second building, introducing cost, schedule, and scope risks to the overall project.
•Given the fact that the site (and surrounding development) was ​ previously farmland, fiberoptics and telecom were unavailable along the newly constructed Corduroy Road and only accessible from roughly 3,000 ft away.
•One of the after effects of the pandemic was a steep rise in the demand of construction materials, which in turn caused major increases in both cost and delivery times. As Building #2 was delayed, it became susceptible to these increases which could severely affect the overall project.
 
Solutions:
•Through ongoing coordination with local jurisdictions, design consultants and construction contractors, and solid relationships across the board, Colliers was able to absorb the lapse in construction without effecting final project deliverables, such as cost, scope, schedule, and permitting.
•Colliers partnered with neighboring developers and worked directly with the local service provider to have adequate fiber lines ran along Corduroy Road at no cost to the client.
•Building #2 saw material cost increases and delivery delays in major areas, such as precast concrete panels, steel, and roof insulation. ​ However, the project team was able to sidestep a potential bust in the budget or schedule due to both aggressive buyouts on Building #1 and strategic and creative sequencing during the construction of Building #2. ​
